Why Crawl Space Ducts Are a DMV Problem

The Washington DC metropolitan area sits in USDA climate zone 7a — hot, humid summers and cold winters. This climate is particularly punishing for crawl space ductwork because the temperature differential between conditioned air inside the ducts and the unconditioned crawl space creates constant condensation opportunities. During summer, cold AC air inside ducts causes moisture from the humid crawl space to condense on duct surfaces. In winter, warm air inside ducts meeting cold crawl space air produces the same effect in reverse.

The Right Approach to Crawl Space Ducts

Professional Inspection

A technician enters the crawl space with a camera to document duct condition, insulation status, moisture levels, pest evidence, and potential asbestos. This 60-90 minute inspection is critical before any work begins. We measure duct leakage with a duct blaster test to quantify energy loss.

Address Moisture First

If moisture is present, it must be controlled before duct work begins. Options include sealing crawl space vents, installing a 20-mil vapor barrier on the floor and walls, adding a crawl space dehumidifier (set to 50-55% RH), and ensuring proper grading and drainage outside the foundation.

Duct Cleaning & Repair

Once the environment is controlled, we clean duct interiors using negative air pressure equipment. Disconnected joints are reconnected and sealed with mastic. Damaged sections are replaced. Exterior mold is treated with EPA-registered antimicrobials.

Insulation & Sealing

Ducts are re-insulated with closed-cell foam or R-8 duct wrap. All joints are sealed with mastic and reinforced with foil tape. This prevents future condensation and energy loss. Aeroseal can seal remaining internal leaks the mastic cannot reach.
